Report all leaks immediately, as they can become a very big problem very quickly.Faucets/knobs: Faucets and knobs can break easily if not handled properly.Broken windows, blinds, doors, glass, locks, or any other damage caused directly/indirectly by you or your guests.Light bulbs: These are your responsibility to replace.Batteries: It is your responsibility to keep your smoke detector and carbon monoxide detector in working order by replacing the batteries on a regular schedule.

Smoke and carbon detectors, window screens, etc but they are willing to work with you as long as you are cool about it.

Most of these units under permit will require electric service upgrades and rewiring, 20 amp gfi's new outlets/switches, interconnected smoke/carbon detectors ect which leads to opening a lot of walls, if these are plaster figure all new drywall.

Bad enough that I did not even attempt to walk up the staircase- Carbon monoxide present in the basement (I want to create another unit in the basement..)- Mold/moisture present in the basement / fungal growth - Exposed wires / wire defects all over the place- Major foundation cracking in the basementI don't know much about construction so I would be paying someone to fix all of this.

Although intimidating at first if you find the right company to do the work and build it into the budget you can make it work while other investors run away.We had (the worst part) 40’ of basement wall totally rebuilt and used Foretress Systems carbon straps on another 60’ of basement walls.

They gave notice to their current landlord and must be out of their current residence by January 6 2020.I setup the seciton 8 inspection for earliest possible date December 30 2019, and there were a few minor things that needed to be done such as smoke/carbon installs, window lock repairs, basement pipe leaks, etc.
