Any suggestions on an insurance company or broker would be much appreciated!

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.Seller should give you all of his bank statements for the time he owned it, plus the operating financial documents (including rent rolls)that he received when he bought.Then find an apartment broker in the area and find out about rents in the building and in the immediate area.

Our broker believes our rate will come out better and that it's doable.

An insurance broker explained this to me in the past as the law of  large numbers which suggests if a a carrier has significant enough exposure in a market the probability of claims arising will be more consistent with probabilities calculated in their underwriting than a when a smaller sample size were to exist.

We expect someone commenting on how great life insurance investments are  to reveal if he’s an insurance salesman, and someone who suggests buying property in Cleveland is great to reveal they’re a Cleveland based real estate broker.  

I'm hoping to not only expand my network and connect with brokers and investors nationwide, but also provide value and help out where I can. 

here is the issue. the guru has a bunch of students who pay the money .. there is a finite amount of rehab contractors and really good brokers or other finders of deals.. how are they going to service all of these students all at once .. answer is they wont or cant.
