conversions can be more expensive than new construction sometimes. maybe they can do a studio conversion as a start and make it smaller. there are a ton of strategies and structures but start by studying the market for 2 family properties and getting to know the miami zoning codes. you are the expert not them. ask for compensation 

I decided to discontinue zBuyer as at least in the current market conditions in my area 95% were bored seniors looking to get their home value( tried some long term nurture's however when it came time to sell the kids stepped in with a "family" agent) and the other 5% were move up seller/buyers that simply could not afford to move up.

However the other side of that coin is often the curse of underperformance as I have found it difficult to find a career that doesn't bore me after a few years.

The solution going forward is don’t agree to terms with wholesalers that have study periods unless the DD period is reasonable and/or you can still market until the $ goes hard.

Remember, sometimes what you do today doesn't seem to be working (right now, this second) but it's really just sending boomerangs out there that will come back to you tomorrow or next week.My father always told me to "Study the pros and you can be a pro".

Most of mine are boring “base hits” but I could probably live off the rental income if I wanted to.

Study various websites like Zillow, realtor.com, apartments.com, Facebook, etc.

As someone new to tax lien and deed investing, I've been studying up to get the hang of it.
