Do it because it increases your quality of life and/or passive solar heat but don't expect it to increase house value like say the addition of a outdoor living space like a deck or patio might.

When they start the place on fire, their dog bites someone, slips on ice or in my case, falls off a deck... the renter policy will help mitigate and in some cases prevent you from inquiring a loss record on your policy.

Same with decks and porches, I prefer preservative or stain over paint.

Not hugely expensive, but totally changes the feel of the exterior deck.  

And a flat room for a nice, sunny roof deck ;)

However, when I was touring the property the day of closing, Unit 1 had a dog inside and Unit 2 had a dog cage on their back deck.

It will say quite directly what they discounted for, or gave you additional credit for.For example, I had an appraisal done on one of my houses where the comps all had decks.  

The deck becomes an extension of that room.  

I remember in one episode (when those same guys were on their old show) there was a side-drama about whether or not they should do a deck in the back yard of a small rehab house.
