I’m starting with just 1 listing but plan to recruit neighbors in my beach market to list on my custom website tailored to our community / market so I hope to be at 10+ listings soon even though I only own & operate 1 right now.Guesty’s pricing did not appear to be competitive and for someone starting with fewer than 4 units but planning to scale up behind that, Guesty does not offer a migration path from their “for hosts” product to their “for pros” version - it would have been a complete redo on setting everything up.

I have tried to do my due diligence on the company and founders and it appears to be legitimate - but I could be missing some things.

While it was tempting to make a margin on cleaning fees, we believed it was shortsighted; it was far easier to charge more per night with great reviews than to pocket that money and deal with cleaner turnover and unhappy guests.No Checkout Instructions: We believed people were on vacation, and since we already paid our cleaning team well (see point 1), we didn’t feel it was necessary to ask guests to do anything.

For this particular property, I went to see it today and the conversion appears to be a rather simple project of moving a door.

Hopefully they changed their fundraising efforts as it appears based on link above they were fined $85k by the state with their former company.

You own it until you sell it.To make the most money as a wholetail you want to fix unattractive things (at low cost) and clean and spruce up the appearance as a whole.

Appears to be equity and not recorded loans either.

Thanks for the tips @Mindy Nicol, I do think MTR would be easier to manage for me allthough I do have time for a part time job, I see where you are coming from with repair costs and all and STR sounds like it can be a pain (I followed a few groups on facebook and have read horror stories :D ). 

I.e. which method is easier to finalize, which one would cost less, which one is less risky in terms of clarifying title&liens, etc.Thanks.
