They admit to having the pets and acknowledge they would owe all fees.

The biggest problem about race issues in the US is that we're not willing to discuss these things openly, without accusation, and without acknowledging our own ability to be prejudicial, like it or not.

To me it sounds like it’s most likely a duel agency agreement, or something where you acknowledge that she represents the seller and you are representing yourself. 

But I acknowledge this is a grey area, and from what I understand, the best one can do in this situation is get an opinion letter from a law firm or from the SEC itself.

I thanked her for her help, acknowledged that being the messenger sucks sometimes, and apologized that she got put into the middle of something that wasn't her fault. 

I wouldn't put anything in writing because you don't want to acknowledge you are giving them permission to live there just in case an issue arises. 

Since this occurred AFTER occupancy was granted, and they agreed/acknowledged repairs being done (if you have that record), a judge will most likely tell them that they were aware and agreed to it and they're still held to the lease terms.
