To me it sounds like it’s most likely a duel agency agreement, or something where you acknowledge that she represents the seller and you are representing yourself.

Since this occurred AFTER occupancy was granted, and they agreed/acknowledged repairs being done (if you have that record), a judge will most likely tell them that they were aware and agreed to it and they're still held to the lease terms.
