And that should be test #1, because if there experienced in this you will not be the first asking such so there reply should feel as though they've answered this 100x before, right. 

However, you have no idea how long you'll have to wait.Do you accept Sec8 vouchers?

Those are the biggest things that will protect while you are getting started on this project @Kerlous Tadres Thank you, I will make sure to do thorough investigations on my contractors before accepting any qutoes.  

Wanna be gurus, usually salespeople with little real estate investing experience, “audition” with the seminar companies akin to a screen test” in Hollywood.  

If you want this to be a real business, test out pricing levels to see what the market will bear.

I've used them for 4 years now and tested 11 other companies just 6 months ago.

It does not need to give all the sensitive information, but it does need to state clearly that the underwriter has reviewed your financial information (income, credit ratio, FICO scores and the such) and has fully approved you for a loan, subject to an acceptable purchase contract and appraisal, as well as have their contact information on the letter. 

You might consider listing on both and just not accepting auto-books to maximize potential.
