If it's in decent shape, I would do a couple upgrades to appeal to potential homeowners (adding window shutters or bark mulch outside, an accent wall, nicer light fixture in living room, etc. etc.)

There are all kinds of stuff behind those wall that could be waiting to uncover themselves.

Another fine example: we have a house that many years ago someone decided to tear out the front wall, put in a second wall further inside the house, so that they could have a full front porch.

There were hand-built, wood-framed, walls in two of the units creating pseudo-bedrooms for the additional occupants.

The 400k$ quote is for a quite extensive whole house remodel (moving walls, windows, openings, expanding footprint and +1 bath, +1bed) and includes design, consultants and permits.

Does anyone know if you can charge rents as a fee when you are ready to foreclose on the right of redemption, if they did not redeem during the first 12 months.

But also... sagging roof and some structure, hollow walls= no insulation or anything!

However once I got it going it has been great and I learned so much.The perfect deals of buying a duplex for 40k and then discovering it actually a triplex by putting  a 500$ wall and door in, then the value is 400k cash flowing 3k a month with 41k isn’t real life.
