Sink - wear and tear (stainless polish like ZEP or 3m and elbow grease, which should be part of a normal turn anyway).Garage door panels - wear and tear, cover them with pieces of same colored duck tape).Cat scratches - wear and tear, if they are real bad, use appliance touch up paint.Sink drain = misuse, I would charge 100% of cost to replace.

If you have a full time job strive to make more $ to invest in REI and get a deal by Q1 2020 maybe a BRRR wherein you only need to put minor touch up on the house.

If you did pay to have the work done, then have the vendor give you a separate invoice for "tenant damage" repairs, and for the painting and normal "wear and tear" touchup.
