I grew up in Springfield, MO. 

I'm looking to buy my first investment property, and I've been scanning through a bunch of markets to find a place that would be suitable.I've been looking in Jacksonville, because I found an Springfield area to roughly hit the ~$300/mo cash flow I would like.Reference: https://www.biggerpockets.com/...So, I reached out to some real estate agents and found one that has worked with a lot of out-of-state investors like myself.

I would like to purchase in Springfield, MO, since multi family is a lot more affordable and rents are much higher.

A good dozen or so of my properties regularlt have $200 bills.I keep saying one day these folks will wake up and realize they can go live in a nicer area outside of Akron sewer (Cuy Falls, Springfield, Tallmadge, Coventry, Plain....) and while there rent will be more it will be offset by saving $100/month on this bill...

There is like 119K people here in Springfield IL and yes I am sure some are leaving but not all of them.

As a property manager in the northern part of the state (Hartford County and Springfield, MA) I always caution folks who want to do strictly s8 rentals based on the idea that it is "guaranteed rent".
