The turnkey investment property claims to be renovated recently but really hard to confirm if they have any foundational problems.

I can only imagine rehabbing a house built in 1600's... 400 year old foundation repair :)

You can start with a turnkey that can use a light rehab to help you build a team and establish a foundation to then get into bigger projects.

Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.
