Enough to justify using him every time he is available (and he has bumped me ahead of other customers because of my repeated use).  

When an anticipated event happens in the market, prices are affected.

When you move out of the city, the debt on the current house will negatively affect your ability to borrow to purchase a different place.  

It at least affects ratings on Google and Angies List, maybe saving people in the future from a similar issue. 

If they repeat the behavior then I would move to evict.
