yeah, the piping is galvanized, but i do plumbing myself and would cost me $200-300 to change it over. 3 hrs and it's done. so no big deal.agree on the roof idea. will keep it as is and replace it when i notice degradation. will patch up the gutters and fix them up when the roof is replaced. i like to make it nice and not get calls for things that are not working right. but you guys have given me food for thought. keep the money until it needs to be spend. then spend it.

They each have two week periods (maybe 15 days) where their REO properties are exclusively open to owner occupants (not investors), and only if they don't get put under contract by an owner occupant during that time is the bidding opened up to investors.For many of these properties, Fannie/Freddie will go in and do repairs, as well as a bunch of cosmetic work -- patching walls, paint, carpet, etc.

I have some time ...weighing the options...teaching the girls how to fix plumbing....patch holes and install carpet....some martial arts to keep boys OFF of the property....i think 5-7 years of ownership will be good & then sell?

Patched it, turned on the water, and that pipe, with two repairs in less than 4 feet, fed the cracked radiator another couple feet away.Enjoy.

They completed it very fast, and I was pleased but then I noticed little nail holes, places that needed to be patched etc.

If she's in a top level unit, or if all the units are on ground floor, you could air lift her out and put a nice skylight in the opening rather than patching it up...

I removed paneling all over the house in my previous rehab and i've got to tell you in retrospect i probably wouldn't have. it's one of those things; i slightly pulled paneling in a few places and saw the sheetrock was in good shape (needing minor patching).
