His marketing tactic was to simply list on Craigslist and have a website....that's it!

I'm so happy to find a place where like minded folks can swap and share info, tactics and experiences. 

I find it a disgusting tactic and heartless.

Are there any other members with a more pro time sales tactic that has worked in the past?

I am interested in hearing what investors, buyers agents and listing agents, and attorneys have to say about this tactic. 

Very common tactic in multifamily etc. 

@Brandon Hall and I have a difference of opinion on it, but either tactic is sound.Mortgage Insurance - Same as Interest, generally.Inspections, appraisals, engineering reports, surveys, etc - For all uses, included in basisDocumentation Fees, Transfer Fees, HOA Account Transfer Fees - For all uses, included in basis.HOA Dues paid in advance - personal use, not deductible.  

There is no step by step process, 1-8,  of learning what you really need to know to be successful in real estate, it takes effort and time (like 3 weeks) to understand how and why things are done, including all the guru tactics used today.
