I am a little strapped for cash and would like to limit any unnecessary time when paying for one. 

There are a lot of laundry mats in the area the closest one being about 5 minutes away. so I think having laundry would be a really nice Amenity.

They are a great idea for people cash strapped but like reverse mortgages, carry somewhat negative stigma

That will give you some time to analyze your new situation a little better.If you feel strapped then sell the great rental (or your new house) and eliminate some of the interest pain.Or don't buy the new house - The conversion of your current house does not have to be tied to the purchase of this one new property. 

If they are cash strapped as it is, it doesn't make much sense to hold back funds in escrow because the reason they are doing the loan is they need the funds.

For those that may not know, the market here in San Antonio is pretty strapped for inventory.
