I’d also look into seeing if it can used for local events such as a food festival, cultural festival, holiday celebrations, etc.

RDU and Charlotte are the largest cities in NC and have the most cultural happenings other than Asheville. 

I'd look at the edges around the Detroit Shoreway area, edges around Ohio City, Tremont; anything in Old Brooklyn - also anything close to University Circle (Cleveland Clinic, University Hospitals, Case Western - major cultural hub + employment center).  

Failures are probably based on unreasonable expectations as far as the timeline, we are an instant gratification culture.

In the end I would suggest looking for a place with a healthy and growing jobs market that has a culture and neighborhood that is sought after by buyers.
