I think that in this business that no matter what area you are practicing, our professional integrity, consideration, putting in the work to make sure as much as possible, you do your part and help make the deal good, you build a good reputation.

@Jake KnightI do know of companies and individuals that do really well at wholesaling, but it can be difficult to sustain as you have to do it every month, but if you have integrity and do it right, and build a SYSTEM, I have seen it sustained and can be a good model.  

If you are talking about an integral carport, and not a free-standing cover with some metal poles, there won't be a ton of difference.

If that never corrects, and I see that as an extremely difficult correction to occur unless and until money becomes more expensive and difficult to attain, rehabbers and flippers will be forced to vertically integrate and market to find their own deals unless they can team with wholesalers that sell with pricing using a long term view knowing they can not have repeat customers unless they leave enough meat on the bone for the rehabber/flipper to make a profit commensurate with the risk and financial investment involved. 

Back on the subject, I didn't drive by the house, so can't speak to the integrity of the foundation.

There are also some great CRM software programs that integrate with Quickbooks like Results and Salesforce.

To echo what others have said, networking and building a good team that can help you achieve your goals is integral to success, especially when you're first starting out.

I run shorter depreciation schedules for non-integral assets like sheds, fences, appliances, window treatments, etc.
