Without knowing it’s exact location it would be hard for me to give great advice although I can assume by price, it’s probably eastern Baltimore county (Dundalk,Middle river Essex area) I’d probably 1031 into a better property somewhere else in the state.

I have done BRRRR's in Milwaukee for over a decade and here is what I found:- purchase price needs to be roughly half of ARV- ratio of purchase price to reapir cost is greater than 1 or better 2 - rent to ARV should be at least 0.8- a BRRRR is so much work and effort over 3-6 months, with low ARV it is not worth my time.All of this works best in the middle price ranges.
