Mike licensed Mortgage lender who can do residential owner occ loans is what a RMLO is.they are tough to find because most work for a broker that will not allow one offs.. when I was current with my RMLO license I thought about setting up for this business but too much work for to little money.RMLO needs to be a state licensed mortgage lender and NMLS registered to do owner occ loans.

They're definitely still out there, they're just a bit harder to find but it's just really about having a good contractor that can get you accurate quotes for how much the rehab will be and an experience realtor / broker who can give you accurate ARVS for what the property will be worth once the work is finished and helping you find these deals as soon as they hit the market, or has a good source for off the market properties that might be viable.

Just like a buyers brokers agreement you agree up front if you want to work with that broker you agree and go forward if not you don't start.. but bringing it into the deal mid stream don't personally care for that.

You will find many resource here that are more than willing to help you out with just about anything.I am a broker on the lending side of things and have a fairly solid presence in TX.

Start growing your network, look on Facebook/BiggerPockets for different events, find a mentor doing what you want to do, and get to know the local lenders/brokers.

I am a retired RE Broker with decades in the business and thinking of returning to it as either a Wholesaler or a Fix and Flipper, areas I have completed before and have experience in, and, having performed a lot of due diligence, I once again have been confronted by con men saying they are not gurus then try to sell me a service at $97 per month, or $129 p/m ( billed annually, with no trial period and no refund which comes out to being charged (1,548.00 ) along with other shysters charging upwards of $20,000 for a level in which I could actually MEET the Guru and bow before him in abject humility and profess my undying devotion to him for his enlightenment, while making my wallet lighter and my stress greater.
