So ya they want to leave,, so you should know your state tenant laws.. but also how to negotiate with tenants,,   you could sign a mutual lease termination agreement where you would retain the security deposit as long as the apartment is left in good condition and they have vacated and removed all personal property by the xxx last day of month by 12 noon it would be a lease termination fee. and security deposit would be applied to that so needs to be listed as such..

Recall exactly what tenant said and put in a document for your self and copy to agent.As far as them relocating furniture within their apartment if you had told them that the items needed to be removed for install then that's basically I would believe their responsibility to remove or replace.If we did any work such as painting or flooring a written notice would be sent out and it would state please have your personal property removed for XXX work being done from the XXX room (s).I doubt this would go further.

For example  do i need to fill out a form or would i just tell the bank that $xXX amount is being receive in income.
