We are really worried about lack of demand being a continued issue since our town may not even open our lake this summer due to storm contamination 🥲

Like anything it has to stay balanced but small gestures go a long way in reducing turnover and mitigating many "would be" issues. 

There can be specific issues that can cause the distribution to be taxable related to partners having enough basis / debt basis to distribute the proceeds. 

The issue there is the current prices and CA laws - for the past year I've been struggling to find a property that's somewhat turnkey and that would at least break even...

Given that affordable housing is a national issue it seems that the more pathways to home ownership is a good thing.

I am thrilled to have access daily to accounting, tax planning, business planning and Law issues I can have addressed with a team that is working together to meet all of my needs.  

That is the issue I am having now as my wife and I have great paying jobs and just cleared all our debt.

I do, however, see you regularly posting regularly on LinkedIn, in a similar fashion to your posts last year here on BiggerPockets.Normally, this would be an issue that I'd move on from and not waste my time on.

Also, if this is a regional flood, Fire, Tornado or Hurricane issue; replacement costs will be even higher.F.
