Its easy and cheap to insulate accessible locations like an attic and since heat rises and the sun beats down on your roof the attic insulation is probably your best bang for the buck when insulating.

They're cheap, and if there's a problem just buy a new one for 1/10th the price of a service call. 

My market is not like yours, property is cheap here. 

Besides the fact that you'd need less funds to start a house hack here than invest out of state, your overall ROI is likely to be significantly higher than a random cheap market OOS.

To do well in pricey places like Santa Barbara, use what locals know, look into ways to invest, team up with backers, check out how to pay for things, aim for cheap homes, do deep checks on the market, and get to know folks in the area.

Hi Isaac,Personally, I wouldn't recommend this.You should focus on growing your portfolio as in "finding the next deal, getting access to cheap capital, finding partners, strategy planning, tax minimization, etc..."

I do have an excellent cleaner but the pricing isn’t cheap.

Those numbers were something that many of us were able to pull off pre-pandemic, but it is much harder to do so now.Also, keep in mind that the “cheap houses” in the beginning can end up wiping out your cash flow with a major Cap Ex or maintenance expense.
