LLC will NOT just protect you automatically, and the veil can be very easily pierced.

Definitely more of a suburban location, probably 20-25 min by car to the downtown area from either.

What you know is those guys don't have tools, a car, a license...

Ideally, I'd like to buy a more practical car for managing my rental (something with more storag space) later this year. 

The worst part of renting to my Parakeet tenant is that her cars are spotless, her house is spotless, every time I go over my car needs to be washed and all I can think is they must look at it and think "geez, there goes the neighborhood" lolOne of my best tips, I learned from a friend who owns 50 plus rentals- always collect the rent in person.

Some thoughts - garages or carports, for extra income from tenantsIf you have the ability to add a second driveway, consider trailer / boat / rv storage in an area enclosed by a privacy fence, or even garages to be rented to non-tenants for cars / storage.

Where open floor plan looks especially awkward is when the living room is already narrow from side to side and goes straight back into kitchen like a train car.

Oh and don't buy fancy expensive cars save that money.   

Sounds like they are cooperating.You can tell a lot about how the tenants will be by how they keep their home, their car, themselves, etc. 

(You would save interest on a car loan, credit card, etc.)
