Unless you have a lot of time on your hands (think wholesaler amount of time) then working with brokers is probably your best plan of attack.

Louis, which my wife assures me has places that look as if they've suffered bombing attacks in WWII, and people still live there.So if you're careful, check all the numbers and the crime stats, then start off with a BRRRR strategy in a C-class place and save as much as possible.

I'd suggest you look at any of the factors effecting your DTI and attack those Dave Ramsey style- smallest to largest.

I believe one is 32% and the other is approx 39% and you cant go over these amounts.If you put down 20% or more you dont need CMHC and can save the fees.My plan of attack would be to go slow and grow quickly vs starting off with multiple units of the bat. begin with 1, then 2, then 4 etc.

I understand damage that they can cause which I'm not too concerned with, however I'm not real sure on laws as far as if a dog were to attack somebody is just the owner of the dog liable or can the landlord of the rental property be liable also?
