I shopped around and Mutual of Omaha blew everyone out of the water in terms of points and fees.

I've put 4000+ miles on the truck in the past two weeks (and more last winter) driving the western US and window shopping many towns and markets.

I know a couple of Americans who have gone so far as to repatriate to the US for a couple of years - long enough to no longer be a "tax resident" under the J tax regime - in order to complete a shuffling/1031 rebalancing of their US portfolios. 

We’re getting a small shopping center installed supposedly by the end of the year (Marshall’s, Tractor Supply, Grocery Outlet) plus investments in a second “downtown” strip. 

All around Jackson, Conway and North Conway you can find some great SFR's, Townhomes, and smaller cottages that get a lot of traffic 365.You have 5 main Mountains to Ski/Snowboard/Tube plus lodges all in that area as well as a great off the beaten path town filled with coffee shops, Bars, Restaurants, Ski shops, Outlets, Mall, and a  Main train station that goes all the way up into the White Mountains. 

For example you buy a hip drive-thru coffee shop based on them paying $50/ft in rent for 10 years.

I've been shopping around with no luck.

I've used my smartmove and liked...now use hemlane.com which is a pretty great software for small landlords...their tenant screen is pretty robust and we OF COURSE COLLECT SSN and DL.Tenants are crazy crafty using photo shop on paystubs and pictures so you are approaching this the right way! 

Hey mate,Thanks for your reply and input.Your a gentleman.Ehhh after some digging we found out that they actually ended up screwing another local property manager that pretty much set up shop just for the purpose of assisting them with this large portfolio.
