@Joe Villeneuve  To expand on my previous post, for every money investor there are 20-30 "investors" willing to manage the property, play bird dog, oversee repairs, oversee accounting, handling evictions, etc. 

If you dont have that ability maybe you can start off bird dogging. 

For extra eye grabbing attention and a homey feel I might add a small cement bird bath outside one of the front windows behind the Japanese yew bush.
