That's very impressive.

This house doesn't quite scream flip since the reno is extensive and the ARV isn't super impressive. 

I was hopeful that the numbers would really turn out well for the property and area, but they are just not as impressive as I hoped.

If my partner passes on an investment and I have to pay the full downpayment(going into the property solo) , my money could be sitting around for 2,3, even 4years possibly because my savings rate is less than impressive.

Initially in the sale I was under the impression he would be gone but that didn't pan out. 

Or do you really need to impress your friends and/or parents with your expenditures?

I tried a few local CPA's and I was not impressed with their understanding of REI.  

The HELOC terms differ from bank to bank, obviously, but I was under the impression that I would be able to secure 100% of my equity and I was wrong.Not sure what your current situation is, but have you considered house hacking as another method to finance your new purchase or pay down your current house?

So, I want to provide my impressions from my experience with them.

I always have the impression that syndication is a job/business.
