A good agent can help reduce your risk, and that may be worth the 3%.I do agree with Andrew, if your agent hasn't helped you find the deal, nor has he/she provided representation/consultation throughout this deal, you shouldn't feel obligated to provide a commission to them (pending what it says in your existing agreement, of course).

All you get is what you can export/import via CSV file:(We use Propertyware, have experience with Buildium, and have played with Appfolio and RentManager.Buildium is for smaller companies.The other three are tied, the differences being how much automation & customization you want to do.If you don't see yourself growing beyond 150 units, go with Buildium.If you're not very techy and plan to grow over 150 units, we'd recommend Appfolio.If you're techy and plan to grow over 150 units, we'd recommend Propertyware or RentManager.Of course, schedule some demos, take GREAT notes and them make your decision.FYI - there are MANY new options on the market, RentRedi, TenantCloud, Apartments.com, Hemlane, Rentec.

Unless you somehow manage to increase the ARV of the properties by like 50% each, within a month of purchase or something, and then instantly refinance and move on to the next one, which also appraises 50% higher than purchase almost instantaneously, allowing you to keep the refinance-out train chugging along, I just don't see how this pencils out.Can someone who has a better eye for these things spell this out for me?

That is true for maybe 1 percent or less of the wholesalers who try it.When you are new and you ask for a wholesale mentor online, you are going to get every pitch, course, guru sell that there is.
