Be careful how you hand out money to contractors as well - very careful.  

The only thing I do regularly for marketing is hand out my business card and maintain my own website with it's own hosting for about $150 a year.Other advertising, mileage, and entertainment costs are variable and are a cost of doing business.I bought a house for myself and got paid for it, advertise homes for others and get paid for it.

Haven't received any rent checks yet and we have had no contact with the previous owners, so I went over to hand out late rent notices after sending out letters to let the tenants know of the ownership change.

Once I have the initial funds, I will accept personal checks.I also wouldn't hand out keys until all funds are received and the lease is signed by all parties.

I’m not looking for a hand out by no means whatsoever whether it be being mentored or whatever, I didnt mean for it to sound as If I did.

It has been amazing & maintenance free.I recently went to a trade show & they had several booths with much the same product we used so its getting popular & some of them are now applied/sprayed on as a 2-3inch thick walk-on insulating foam impervious to moisture.
