Of course, tough to build 50,000 units in one person's back yard, but there will be some people build granny flats, or garage apartments and you may see some office converted to residential. 

If you mount the new beam below the ceiling $1500 material labor...if you put it up into the floor joists above $2500-3000 (meaning so you can't see the new beam once the ceiling on the drywall is repaired)  Figure another $65-70 per sheet of drywall needed for repairs. 

Plus we are extremely close so we take care of each other, no questions asked, when tough times come.

Through next Spring will be tough for sellers so they will expire and really desparate will try FSBO. 

The one thing I always caution people is to hold enough in a savings that can see you through a tough time, if ever needed.

I have tried Direct Mail before and received about two calls back and spent about $400 on materials.

It’s also not as cost effective to just upgrade one unit when it’s vacant because then you lose economies of scale and in the instance of materials things may not be available over an extended period of time and you may end up with mismatched windows or something.

Talking through a potential deal at the moment.I like the idea of a line of credit, but we don't have business credit so I'm assuming a commercial line would be tough.
