If I can offer any substance...Dream about the home run.

Simply because the law classifies a crime as a felony or misdemeanor shouldn't matter, the substance of the crime should be the determining factor.

I'm just starting in real estate, but for the past 21 years, I've worked in research to improve substance use treatment.

And in general....I've lived in Seattle for all my adult life,  and been a small landlord since 2006.Its true that supply and demand is a fundamental law of economics, and as more comparatively well off people pile into seattle, housing is going to get more expensive and the bottom-barrel housing units that used to be out there 10 or 20 years ago that people who were living solely on disability or SSI or maybe could hold down a low wage job despite issues like substance abuse or mental illness were able to afford is getting redeveloped.   

One issue that was not mentioned in this thread, is the water pollution of the drinking wells by polyfluoroalkyl substances, known as PFAs.

We are in a time , due to the internet, where people want relatability over substance.

Your little speech would be good if you were a cheerleader in high school and want everyone to rah rah, but in the real world you need substance.

They usually don't do drugs or have alcohol or any substance issues. 

One week later I learned that her boyfriend had kicked her out due to an out of control substance abuse issue, and had sobered her up for a day to get her out of his house. 

I will say that ALL of my evictions have occurred with tenants who have/or developed substance issues.
