You may stumble on a lot of properties you or other investors might be interested in.

@John Thedford  this is one of the main stumbling blocks for borrowers who think points and rates need to move exponentially down with the size of the loan.so when a lender advertises 2 and 12 lets say.  2 points on 400k is 8k  you can make money doing that2 points on 30k tiny loan is 600....

I'm looking for my first rental investment and stumbled across this one in my small Midwestern hometown.

I've been wonderfully distracted, but have started to refocus:  I've registered for real estate sales classes next month, and look forward to connecting with new people on here.I feel like I'm all over the place because now that we've settled into our little house, made a number of improvements to it, we're in a position where we have over $150k in equity in the house, and real estate investing is slowly coming back into focus for me.  2 years ago, primarily out of frustration for not being able to find a primary residence, I stumbled onto Bigger Pockets and found myself looking at distressed properties and making offers on houses to flip... until I found a residence suitable for my family.  

I actually just stumbled upon a few other options as well.

We happen to stumble upon the idea of REI through friends of ours who own 3 rent houses in the area and the more we investigated the possibility, the more acquaintances we found that do it, and the more we saw that it felt our lifestyle and life goals (to be financially independent and able to do missions work).

I stumbled upon BP in 2015 and in such a short time I feel like I have gained so much knowledge from you guys and for that I thank you.In 2014 I bought my first property cash which I lived in and fixed up.

And thanks for the link, I did stumble across that at some point in my research, but still seems like most of the platforms aren't ready to accept small-fish money yet.
