I like the idea of one day being able to invest in more "favorable" markets based on the current economy, job growth, local trends etc. 

This trend suggests a growing rental market as more people are unable to afford buying homes under current economic conditions.while the housing market may face challenges, the rental market will likely expand as an alternative for those priced out of buying homes.

Lots of variables, but I think out of the two Columbus would be more of a growing stable housing market given the demographic trends, job market and local regulations. 

Anything close to the water,  brewers hill is trending, river west, harambee, Enders.

Sale Price vs List Price has a slight upward trend but nothing out of the ordinary indicating an upward trend in buyer competition.

Consider having the peace of mind of a long-term tenant (you're not worried about short term trends and occupancy - assuming you've screened and placed a quality tenant).

Personally, I'd be very conservative in my revenue projections on something like this just in case this trend continues.
