Now it definitely will make the deal more comfortable not having monthly or a balloon payment hovering over your shoulder, but either way the goal is to get the money you have in the project back as soon as possible for the next deal.- Did you elect to pay interest only (knowing you would pay in full after project was complete)?

I would love to hear how people overcome these crippling demons in this field of being your own boss and no accountability to execute (everything falls on your shoulders).

I also believe that the majority of any liability would fall on the owners shoulders and not the person renting the property on Air BnB so again if you have 99% non litigious tenants and 1% who are litigious by having more people in the house you increase the risk.Also in general I think most landlords are of the mindset that if they wanted to do vacation rentals they would do it themselves instead of collecting normal rent while someone else made a profit off short term renters.

This business is just so foreign to so many.Jim when I first got into funding turnkey that was circa 2002 in Detroit  we met at the PM/ rehab contractors office.. come in the back and the parking lot is fenced with Razor wire .. looked like the fence at San Quentin  ,  then the 3 pistols in the shoulder holsters on the hat rack was another clue we were no longer on an episode of Portlandia..

More of the load is on my shoulders right now, but I'm ok with that... and more importantly she's ok that I'm not as available as I normally would be.You guys might benefit from a few heart-to-heart conversations to see where each other really is and to gauge alignment. 

How awesome would it be to lift that stress off your shoulders and free you of this financial headache?

Having property management company gives me some breathing room and take a lot of the stress off my shoulders.

I generally figure about $500/bedroom for these things.Obviously this is much more shoot from the hip than what Paul uses, but I guess that's because it's variable in my case, due to the fact that rental properties come ready to rent.I therefore try to hit the ground running with a rental and then work on updates over the shoulder/mud seasons (May and October).I guess my point is that your calculator sounds interesting, and looking to include FFE calculations is probably a good idea, but make sure it's optional for cases where it's not necessary.

I figured I would let the BP community shoulder some of that burden.Since we don't intend to live in the house long-term, we'll probably focus on a duplex but we won't rule out a single family with an ADU in a TU, RH, or MU zone in Denver.Thanks for the help.
