Sellers who own more rugged properties are the very sort who may approve of another solution to selling their house in the typical MLS fashion, as you probably know.

I like something like place and go rubber tiles which tolerate a little unevenness, carpet is cheaper and also tolerates some unevenness, lino is cheaper and great for a utilty basement area rugs can always.

If you wish to provide plain area rugs that would be okay - they can be easily replaced.

It just looks so piecemeal, like you were doing it save money.Or, you could cover those small patches with a rug or something but then it looks odd when you show the place why the rest of the place is practically empty but yet there's a random rug lying on the floor.Even then, the tenant will complain and demand new carpeting when they move in and discover the problem areas.As you can tell, I've been thinking long and hard on how to avoid buying all new carpeting.

The 3 apartments are in decent condition but will need cosmetics when tenants move out such as rugs and paint.
