Even if you had a dozen mid term rentals in a cash flow market (which would probably be $2-3M of property), you're probably only going to net $4-5k/month hoping to avoid the big capex expense like a roof or furnace.

We are still under construction but we ended up having to do everything including sub flooring, attic, roof, HVAC etc.

You are one failed AC/roof/6 month eviction from going bankrupt.

Be careful that you do not pump money into a program claiming to make you an investor and provide help in doing so . . . it will quickly become your fault for not being successful when you question things and the mentor aspect offered will disappear.Find local investors, get the foundation you need to focus on your area and stay positive in the journey,. 

Ok so I just bought an extended stay motel in Michigan......and I live in Utah.How it happened: I was under contract on a single level 9 plex in a small industrial town in Michigan, I flew out for the inspection and we found mold all throughout the roof and the crawlspace.

@Sharon Patterson, any rehab is a "project" and basic project management principles state that there are 3 key interrelated aspects to all projects: time, scope, and cost.

I'd think if you had a cleaner come in to handle that aspect and then used an app to manage the leases and things you'd be in pretty good shape.  

But during inspection of the attic, the bottom of the roof decking and the rafters were black from a long ago fire (5+years). 

I don't claim to be the first to use it, but we have not heard other companies use the word to describe their model before.To me, a turnkey real estate offering includes a high-quality remodeled property with a resident in place or high probability before closing and an in-place management company under the same roof.
