My question:We are a small residential construction company that has been doing high-end single family projects one at a time.

Then there is a difference between residential and commercial.

I have a mortgage (2.5M) on a residential property located in the state of HI, titled in my personal name. 

For those following along at home, that language is found in Title 10, Chapter 1, Article E, section 6 (or 10-1E-6) in the municipal code.It reads: "The renting or leasing of real property for residential occupation for periods of time less than thirty (30) days is prohibited in any zoning district within the town, except as permitted in this title for hotels, motels and bed and breakfast inns."

Unfortunately, those that do not allow a ppp will often raise the rate or charge origination to offset their risk of having no PPP on the loan product.If anyone is interested in the Ohio statutes, you can read the summary with links to specific statutes here:https://com.ohio.gov/divisions-and-programs/financial-instit...Interestingly enough, the PPP statues only apply to 1 or 2 unit residential homes with a few other "ands" in order to meet the criteria. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I also hear from a lot of landlords that they aren't interested because it doesn't sound like a "Win" for them.Here is what I've found works - - - - - - - (1) Picking your target correctly Theoretically, you could rent any residential space and Arbitrage it, but realistically you need to find a place where you, a total newbie, can create enough value to begin a partnership.  

Hey @Jason Thompson - I'm guessing the deals you're finding are mainly residential? 

I want to see if anyone else on here has invested into the Lehigh Valley (from NYC or anywhere else) whether into residential or commercial and get your take on your experience so far.Looking forward to getting this conversation started.Ray
