If one partner unconditionally guarantees the debt, this can sometimes require some side room guarantees to that partner to ensure no one recognizes a capital gain.As a few others have alluded to, there is a secondary problem known as a "debt financed distribution interest expense." 

This can be done, it just requires finding the right lender.

HUD 4000.1 (I believe) is the latest HUD handbook and it goes over all requirements for originating the loan, including but not limited to occupancy requirements and exemptions.FHA occupancy : "At least one Borrower must occupy the Property within 60 Days of signing the security instrument and intend to continue occupancy for at least one year."

@Fareen E. as long as you don't violate Fair Housing and are CONSISTENT, you can do whatever.If you require an ID from EVERYONE, you are safe.

The sellers had put so much pots, plants, planters and shrubs out that I thought there were too many plants/planters that would require a new owner to upkeep.After a few potential buyer tours/showings, the owner heard all the comments (via the security cameras) about how there was a "lot going on with the plants and stuff out front".

We typically pay somewhere in the range of $3500 for a new, basic furnance, including install, if there are no other modifications to the system required.  

Finding these guys will require someone local or a lot of luck.
