ATX is having a huge decrease in rents while Reno, NV is steady and even growing in certain areas.

I'm not sure how experienced you are in the real estate world but one thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

But assuming its a stable but growing market, every dollar of Net Operating Income you are able to force is explosive to the underlying asset value.Under both of these scenarios, you do not need to syndicate as long as you don't go too big on the deal size. 

Tourism is a growing segment, but by no means the city's main producer. 

Look for Real Estate Investors Local Club,  find the team you need to keep growing.

I also have (currently) 2 units and I am growing. 

Growing up, my family had rental properties, so I'm open to learning more about rentals and fix-and-flips. 

Someone once said, you are either growing or you are dying.

Remembering that  anything by a school or hospital will only appreciate over time.
