Do you know if there's a government agency I should contact about regulations for group homes? 

I am new to BiggerPockets and real estate investing and I am looking to invest with the BRRRR method as I'm currently learning as much as possible before I put this method to practice.

She can't afford rent, so you get her moved out by the end of the month, then apply her deposit to the unpaid rent, cleaning, and repairs.I may even incentivize her to leave quickly by offering to forgive the unpaid portion of rent if she gets out by the end of the month, but it really depends on a number of factors and I'm not going to ask for details.For future reference, best practice is to have set standards and adhere to them every time.

And, if you think about it, having electric in only one spot isn't very practical.

These condo complexes have been used as STRs since inception so there's little to no chance of that ever changing in the future making this a safe investment in terms of changing regulations.

There’s probably asset protection specialists/firms  who will side with your approach but it’s not practical and they are just  fee collectors.
