I'm in the process of shifting strategy right now with both MLS and I'm recruiting off-MLS, also (new to me).

Conventional mortgagees typically look for this to be <85% ... we like a little extra wiggle room.I would be more than happy to share notes as we figure out how to recruit private money.Again, thanks!

There are restaurants with free meeting room space, marketing can be done through craigslist, start with 2 or 3 people attending and recruit them to recruit others.

I'm looking for some honest and thoughtful feedback from some like minded people here.I've been looking to start RE investing for a couple years now, but ended up delaying to ramp up my recruiting company instead as it has very little overhead and it cash flows like a champ. 

That is a bigger topic, so I'll stick to this thread.If you have cash/skin in the game, then recruiting other participants with the same can be accomplished, resulting in a much larger play.

Or.. do you just want to get your feet wet in producing content and recruiting eyeballs on content?

I started sellin vaccums door to door, then became a divisional sales trainer and recruiter fot that company.

Is it better to buy in bulk (say 10 acres) and hold it to subdivide later OR can I try to recruit other like minded buyers into going into a deal of splitting up a large acreage at a lower cost/acre?
