Firstly, regarding the location, I understand that exact location details can be helpful for some investors, but it's my personal preference to keep that information private for now.

I have matched both tenants to their Facebook page (not new pages) and their photos on their work websites.

Sure enough, a few weeks later, I got a letter from an attorney, photos of his client injured from a slip and fall, and a demand letter for $10,000.

Many are private owners just subsidizing their mortgage or they would not be able to afford the house without renting it out much of the season.

One approach we've taken is implementing a move-in and move-out inspection (with photos) to limit wear and tear.

I do potentially have access to private money if needed, and a 401(k).

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.
