You'd want to stick to newsfeed ads, and the campaign goal depends on what you're going for, but in general, a lead generation campaign would nail it for all of those... 

It basically says remove your items, fill nail holes from pictures/paintings, and do a final clean (and give detailed instructions). 

You hit the nail on the head with “no such thing as one size fits all”.

Sometimes, getting nothing is better in the sense that if they get wiped out in a senior lien foreclosure, their deficiency rights are preserved and they get to take the borrower to court and sue them for the full balance.

You really need to nail down a LOT of variables before anyone can advise on a sweet spot!
