I got tired of running into problems with certain areas or subdivisions not allowing weekly or nightly rentals, as well as other problems.I was also concerned that there might be a double dip with real estate foreclosures and it appears that may be happening in certain areas of the country.

He will make 1k per house for the lead.My point is to start targeting niche markets (destress home owners, Tired landlords, Probate, Divorce) You can be the one getting the referral fee or the one doing the wholesaling.Also being a women does not matter when your making other people money.

The most commonly used list is Absentee Owners, because there will always be tired landlords ready to sell When I first got started, I got my absentees from the county's Tax Appraisal District.

The ones that fit into #2 have probably had bad experiences with wholesalers who:- Were just tire-kickers and never made offers;- Made offers but often backed out of deals;- Tried to get the seller to lower the price after a contract was executed;- Made closings difficult with needing to double-close or some other non-standard transaction.I recognize there are some very good, very ethical and very successful wholesalers out there, but they are a very small minority of the total group of people who call themselves wholesalers.
