It is unreasonable to think that you will have positive cash flow if you are borrowing 80 percent.  

If the landlord's lease with the other tenant provides that tenant the exclusive right to sell certain products or services at that location the landlord might have put themselves in a bad position.

Its a risky expensive job.Obviously this is one market but the trend is not positive.

You can still find 1% and positive cash flowing deals here plus lots of appreciation potential.

All three properties have positive cash flow - not a lot, but I am not losing money.  

But I do agree that both will go a long way towards a positive personal outcome...as was true in your case above.

Finding a good position in the market comes from understanding how to navigate the current phases of the market and how to successfully perform during the current phases!
