I vetted out a lot of the other turnkey property companies on Bigger Pockets before deciding to go with REI and I feel extremely confident REI is the best. 

I'm worried that i will purchase something based off burning a hole in my pocket and not for the sake of being a good investment (mentioned above already).

Use the top three or four discriminators so applicants can screen themselves.Then you need to have clear screening criteria yourself.
