For out-of-state networking, I'd focus on engaging regularly in BP forums (like you're doing now), joining virtual meetups in your target markets, and connecting with active BP members who consistently provide value here. 

I do a rent by room strategy, and I use a tenant application platform (Turbo Tenant which I love) but they're having trouble inputting their info....Is there another way to verify income, credit score etc with a foreign visa?

You can get the best of both worlds on cash flow and appreciation by doing short term rentals once you move out, or by doing a house hack, where you rent out an ADU or separated basement rental on short term rental platforms while living in the other piece of your house.

I have tried it a dozen times or so and it is consistently, 100% a failure- each time costing me thousands in rehab.  

I'm looking for a skip trace platform and seen these two as an option.
