finding and analyzing deals should be at the top of your list of things to learn when starting out!

I ask because if you did refi into a  DSCR loan you would be signing all kinds of business purpose disclosures with being an affidavit that you would never occupy the property as a personal residence.  

Many require that you keep funds separate from personal funds.

This is my personal opinion, which probably won't be popular.If you are worried about the cost of hiring an attorney to create a proper operating agreement for your LLC, you probably don't need an LLC, and if you choose to use an online site to create an LLC, you probably get the protection you paid for.

The answer to this question is really a personal one. 

Generally, the seller provides an affidavit at closing the avers there is no other person in possession of the property other than the seller and the exception is deleted based on the representation.
