For instance, a property in Windsor Terrace purchased in the year 2000 for $140k is now worth $1.2 Million, conservatively.A more recent purchase, a Brownstone I purchased in 2015 for $900k and renovated for $300k, so all in for $1.2k is worth $2 Million now.Do keep in mind that past performance does not indicate future performance.However, these kinds of numbers are very typical from 1998 to now.When I was teaching, I used to ask my Investor Students, "What is a Bargain?"

If the buyer has proof of completing multiple projects and their real estate agent has a documented business history they are probably not wasting their time playing a game about a POF as failing to perform is just a waste of everyone's time (may have legal fees incurred as well).If it's an unknown newly formed LLC, an offer with minimal cash to escrow, with a shady attorney and realtor, I'd then be taking a hard look at proof of funds.

The owner may not require the tenant association to prove financial ability to perform as a prerequisite to entering into a contract.A tenant association may exercise the right of first refusal in conjunction with a third party or by assigning those rights to any party, whether private or governmental.The timeline for closing is 120 calendar days for rental properties consisting of five or more dwelling units, and 60 calendar days of four or fewer dwelling units.If the tenant association fails to close, the owner may sell to a third-party purchaser.

All the people I know that invested with them invested pretty recently, so too early to see what the results are.Looking at their numbers "too good to be true" is accurate.
