I've seen this happen numerous times in the past. 

I have been listening to a real estate podcast (haven't started BiggerPockets Pod yet), and bought How to Invest in Real Estate from Brandon Turner and Josh Dorkin (so far it's been a great read).

I have spoken with numerous people recently who have stated this.

Keep listening and learning, and please continue to let us know how things turn out.Oh, and if you don’t get to buy this property, you can (after the fact) ask the agent (politely and respectfully) why they think your offer was not the successful offer.

Always listen to experts who have no bias in their opinions.  

I’m recently started getting into wholesaling but HAVEN’T gotten my first deal (IT ONLY TAKES ONE DEAL TO CHANGE YOUR LIFE-Max Maxwell), I’ve been driving for dollars & calling people, listening/ watching podcast/videos & reading books so I’m taking action.

In an on the market podcast I listened to recently they talked about underrated cities and mentioned population growth as one of the metrics used gage whether it was a good investment.
